Privacy Policy

Your privacy matters to me. This policy explains what personal information I collect through westcoastishome.com, how I use it, and the choices you have. I handle personal information in line with British Columbia’s Personal Information Protection Act (PIPA) and Canada’s anti-spam legislation (CASL).

Who I am

This website is operated by Lance Brown Personal Real Estate Corporation. Lance Brown is an independently owned and operated broker member of Engel & Völkers Vancouver / Ocean Park. When this policy says “I” or “me,” it means Lance Brown and his real estate practice.

What I collect

Information you give me. When you use a form on this site, I collect what you enter:

• Contact form: your name, email, phone number, whether you’re buying or selling, and your message.
• Home valuation request: your name, email, phone number, property address, and the property details you choose to share (such as home type, bedrooms, bathrooms, condition and timeline).
• Newsletter signup: your email address.

Information collected automatically. Like most websites, the site’s servers record basic technical information when you visit, such as your IP address, browser type, and the pages you view. Your browser may also store small settings, for example to remember that you closed a pop-up.

Third-party content and tools. Some parts of the site load content from other companies, which may receive technical information such as your IP address: Google Fonts (text styling), Elfsight (the Google reviews display), and MLS® listing photos from CREA’s listing service. If I use analytics or advertising tools, such as Google Analytics or the Meta (Facebook) Pixel, they use cookies to measure site visits and the performance of my ads. You can block or delete cookies in your browser settings.

How I use your information

• To respond to your questions and requests, including preparing a home valuation.
• To contact you by phone, text or email when you’ve agreed to that on a form.
• To send my monthly market newsletter, only if you’ve subscribed.
• To keep records of my real estate services, as required by law and by my professional regulators.
• To understand how the site is used and improve it.

I do not sell, rent or trade your personal information.

Your consent

By submitting a form, you consent to me collecting and using your information for the purpose described on that form. Newsletter subscribers consent to email only. You can withdraw your consent at any time: use the unsubscribe link in any newsletter, or contact me using the details below, and I’ll stop contacting you.

Who I share it with

I share personal information only as needed to provide my services or as required by law:

• Service providers that help me run my business, such as website hosting (GoDaddy), form notification email (Resend), my business email (Google Workspace), and newsletter delivery (Mailchimp). They may only use your information to provide their services to me.
• My brokerage and regulators, such as Engel & Völkers Vancouver / Ocean Park, the BC Financial Services Authority, and FINTRAC, when record-keeping or identity verification is required for a real estate transaction.
• Others involved in your transaction (for example, a lawyer, notary or lender) only with your direction when you become a client.
• Where required by law, such as in response to a court order.

Where your information is stored

Some of my service providers store information outside Canada, including in the United States. Information stored outside Canada is subject to the laws of that country and may be accessible to its authorities.

How long I keep it

I keep personal information only as long as it’s needed for the purposes above, or longer where the law requires me to keep transaction records. When it’s no longer needed, I delete it or make it anonymous.

How I protect it

This site uses a secure (https) connection, and I use reasonable safeguards to protect personal information from loss, misuse and unauthorized access. No method of transmission or storage is completely secure, so please don’t send highly sensitive information (such as banking details) through website forms.

Your rights

You can ask to see the personal information I hold about you, ask me to correct it, or withdraw your consent to my using it. To make a request, contact me using the details below and I’ll respond within the time required by law. If you’re not satisfied with my response, you can contact the Office of the Information and Privacy Commissioner for British Columbia.

MLS® listing information

Property listings on this site are provided through CREA’s Data Distribution Facility (DDF®). That listing information is published by the listing brokerages and is not personal information I collect from you.

Changes to this policy

I may update this policy from time to time. The effective date at the top of this page shows when it last changed.
