Ocean Park: space, trees and quiet
Ocean Park is the largest of the three and the most residential. Most homes are detached, on big lots under tall trees, and the best of them look out over Semiahmoo Bay from the bluffs. The small village at 128 Street and 16 Avenue has a pub, shops, a library branch and the 1925 community hall. The beach is down the stairs at 1001 Steps Park. Crescent Beach: the beach village
Crescent Beach is small, about 1,200 residents, and all about the water: a sandy beach, Wickson Pier, the marina and Blackie Spit, one of the region’s best birdwatching spots. Homes range from original cottages to rebuilt beach houses and waterfront homes. It sits at sea level behind dikes, and two roads in and out both cross the railway, so flood risk, insurance and trains are part of the decision. Read my Crescent Beach guide.
White Rock: walkable city by the sea
White Rock is its own city of about 22,000 people on a hillside above the promenade and its pier. It has far more condos and townhomes than its neighbours, plus detached view homes up the hill. You can walk to restaurants on Marine Drive, shops on Johnston Road and the beach. It suits downsizers and anyone who wants to live without needing the car for everything. If you’re buying a condo or townhome, read the strata documents carefully, including the depreciation report, meeting minutes and any planned levies.

- Want the beach at your door? Look at Crescent Beach, and budget time for flood and insurance questions.
- Want to walk everywhere, or lock and leave? Look at White Rock, especially its condos and townhomes.
